The legal maintenance obligation
Law 307/2006 on fire protection requires beneficiaries to keep fire protection installations in working order. Inspection and maintenance works may only be carried out by authorized companies, and the results are recorded in the control register.
From both a legal and a practical standpoint, an uninspected system is a nonexistent system: in the event of a fire, liability rests entirely with the beneficiary.
Inspection frequency by system type
The minimum periodicity is established by the technical regulations and by the manufacturers' instructions:
- Fire alarm panels and detectors - quarterly inspection, full annual testing
- Sprinklers - weekly visual inspections, quarterly tests, annual overhaul
- Indoor and outdoor hydrants - semiannual inspection, annual pressure tests
- Fire extinguishers - annual inspection, recharging according to the expiry term
- Smoke ventilation - semiannual functional testing, annual scenario verification
- Pumping sets - weekly test start-up, annual overhaul
