When a fire safety authorization is required
In most cases, commercial buildings are required to obtain the fire safety approval and subsequently the fire safety authorization, in accordance with Government Decision 571/2016. The main criteria are the total built-up area, the number of levels, and the maximum simultaneous occupancy capacity.
For commercial spaces with a built-up area exceeding 600 m², the authorization is mandatory. Below this threshold, the general fire protection obligations remain in force: providing fire extinguishers, marking evacuation routes, and training personnel.
Steps for obtaining the approval and authorization
The process begins in the design phase, with the development of the fire safety scenario and the related drawings. The documentation is submitted to the county inspectorate for emergency situations, which issues the fire safety approval.
After the works are completed, the fire safety authorization is requested, based on the documents attesting that execution complied with the approved design: hidden works reports, equipment certificates of conformity, and test reports.
